You can change a kitchen, you can renovate a bathroom, but you can't change a location. It's fixed, it doesn't change, and it's often the number one driver behind a property's performance.
Over time, a home in a great location will generally attract stronger by demand. Holders value more consistently during downturns and fetch a higher sale price or rental return. It's one of the key reasons we see two almost identical homes, same layout, same size, maybe even the same builder, sell for vastly different amounts simply because one's closer to a key school, a school catchment zone, or transport hub.
So let's break down the biggest location factors that tend to add long-term value. First up, proximity to schools in many parts of Queensland, particularly here on the Gold Coast. Being in a well ranked public school catchment area can make a huge difference. Employment hubs are another big one. Properties close to hospitals. Universities, or major business precincts generally experience lower vacancy and more stable growth. Whether you are renting the property out or living in in it yourself, being near work and services matter. Then we've got growth areas.
This is where local insight becomes so valuable. Suburbs with planned infrastructure upgrades, government spends new tram lines, retail precincts or rezoning can see a jump in values as the area improves. If you know where the growth is going, you can get in early and ride the wave. On the flip side, there are some location features that can hold a property back noise from highways or flight paths, or being in a known flood zone.
These can limit both appeal and growth, especially here in Queensland. Flood mapping is something we always check. No one wants to be called out by an issue that could affect insurance resale or even just peace of mind. Let me give you a quick local example Here in Southport, homes close to the broadwater or within walking distance of the light rail are consistently in demand.
Even older homes in these pockets tend to perform well because the location does the heavy lifting. Compare that to some newer homes further inland, beautiful inside lower maintenance. Yes, but slower to sell if they're not in a high demand school catchment or close to key services. So if you are house hunting or investing, the big tip is this focus on location first, not last.
So many buyers fall in love with a house and forget to check the neighborhood, but it's much easier to update a house than to change your street. And for investors, location is critical. Good tenants are drawn to convenience, safety, and lifestyle. That means lower vacancy, better tenants, and stronger returns for you.

What's the local shopping, dining, and park situation? Is public transport. Within walking distance to the house you're looking to buy what are the medium property trends in the area?

Location is one of the most powerful tools you've got for building a long-term property portfolio.
