Today we're talking about something that every buyer needs to know, what to look out for during your property inspections.
You walk into an open home, it looks great, smells fresh, the styling is on point. But beyond the surface, what should you really be paying attention to? This episode is going to give you a simple, practical checklist to use during your inspections so you can spot the red flags, focus on the right details, and walk away confident that you're not missing something important.
Open homes are designed to feel welcoming and emotional. They're staged to help you fall in love with the property. But here's the thing, buying a home isn't just about feelings. It's about making one of the biggest financial decisions of your life. So while it's okay to get excited, it's even more important to stay focused.
You're not just there to imagine your future. You are there to assess the structure, the condition, and whether it's truly the right fit for what you need. Let's start outside of the home. Before you even step through the door, take a walk around the property, look at the roof. There signs of sagging in the ceiling, broken tiles on the roof, or rusty gutters.
Check the drainage. Is there pooling water or dam spots around? The foundations look for cracks in driveways walls, or retaining walls. These might not be deal breakers, but they're things you'll wanna know about early. And don't forget fencing, gates and landscaping repairs can add up quickly. Here in South Port, wider Queensland, always consider the flood risk.
Even if a property looks high and dry, it's worthwhile to check the flood maps. Now, let's move inside. As you walk through, take your time, look beyond the furniture and the decor. Check the walls and ceilings for cracks, peeling paint or signs of water damage, especially near windows and corners. Walk slowly and feel the floors.
Do they creak or slope? Are there loose tiles or floorboards? Open and close every door and window if they stick or jam, that could be a sign of movement or moisture issues. Take note of storage. Is there enough built-in space? You'd be surprised how many buyers forget to check that. Also, test the natural light.
Turn off the lights and see how bright the room really is. Without the new LED lighting, does it feel airy? Can you get a breeze through the property? These are the details that affect how it feels to live in the home every single day. Next, focus on the kitchen and the bathroom. Two of the most expensive areas to renovate.
Check under the sinks for water damage or signs of mold. Look closely at grout and sealant. Are there any cracking or lifting of tiles? Run a tap. Is the water pressure good? Does it drain quickly? If appliances are included in the sale, find out if they're working and how old they are. Are they still under warranty and in bathrooms?
Ventilation is key. Queensland's humidity means mold can become an issue very, very quickly. If airflow isn't right now, don't be shy about asking the agent questions while you're there. How old is the roof? When was the hot water system last replaced? Has the home had any recent repairs or pest treatments?
Are there any easements or future developments planned? Nearby? These questions can give you a much better idea of what you're actually buying into. Don't get distracted by the styling. Furniture can cover cracks. Rugs can hide stains. Curtains can block our bad views. Take a closer look. Lift up the rugs. Peek behind the furniture and check the condition behind the pretty presentation. This is your due diligence. Don't rush it. At the end of the day, you don't need to be a builder to spot the most key things during an inspection.
You just need to slow down, stay observant, and know what to look for and remember, a building and pest inspection is a must, but doing your own thorough walkthrough first.
