Hi, I am Andrew Wright from Professional Southport, and welcome back to Selling Southport. The podcast where we help you make smarter real estate decisions with local insight that actually matters. Today we're diving into something. Every seller wants to know what a buyer's really looking for right now, because here's the truth, buyers preferences aren't fixed.

They shift based on lifestyle market trends and even the season. And if you are thinking about selling soon. Knowing what Southport Buyers want can make all the difference in getting the best result. Let's get into it right now. The most active buyers in Southport are prioritizing practical features.

It's not about ultra luxury. It's about functionality, presentation, and lifestyle. Buyers are asking, is the home low maintenance? Is the kitchen or bathroom updated? Can I work from home comfortably? Is there a usable outdoor space? For houses, they want open plan living and outdoor entertaining areas. For units, it's about light field spaces, good airflow and smart layouts.

And across the board buyers are drawn to move-in ready properties that feel well maintained. We're also seeing lifestyle shifts, driving demand. A lot of buyers are upsizing within Southport. Families want space, but they don't want a massive yard to maintain. At the same time, downsizes want simplicity.

Single level living with good amenities, close by buyer. Expectations shift depending on price in that 700 to $900,000 range, which is dominated by both investors and first homeowners. Taking advantage of recent government grants and incentives, people expect a well kept modernized home. They might overlook something a little bit dated if the bones are good, but only if the price reflects it.

But once you're north of $1.2 million, buyers are expecting quality finishes, strong street appeal, and very little to do, and that's where some sellers get caught out. They overestimate what buyers will pay for potential in today's market. Value perception matters more than ever. If the price doesn't match the condition and presentation, you'll lose attention fast.

Here's something we see all the time. The emotional connection buyers form with a home is what pushes them to act. It's things like natural light streaming into the living room, a home that flows easily from indoors to out a styled bedroom that makes people picture themselves living there. First impressions aren't just important.

They're everything. Buyers decide in minutes whether a home feels right, and that's why presentation matters. A decluttered space, fresh paint, some styling. It's not just for show. It helps buyers fall in love. So how do you use all this to your advantage? Start by walking through your home with a buyer's eyes.

What would someone else want in the first 30 seconds? Is there anything outdated, overly personalized or distracting? Focusing on key updates that deliver maximum return, like painting, lighting, garden, tithing, or new carpets. Highlight the features. Buyers are actively searching for home office space, modern bathrooms, outdoor entertaining areas, and avoid common mistakes like skipping basic repairs.

Or pricing based on emotion instead of data. This is where having a trusted local agent really helps. We know what buyers are reacting to in real time, and we can guide you to position your home in the best possible light, literally and figuratively. A few months back, we had a home in Southport. That wasn't huge, but it was neat, bright, freshly painted.

We put in new carpets and had a fantastic deck. We focused the campaign on lifestyle and low maintenance living the result, we had multiple offers within a few days because it matched exactly what buyers were looking for. And in the right price bracket, the owners didn't spend tens of thousands of dollars getting it ready.

They just listened to advice, did the right preparation, and absolutely nailed the presentation. So if you are thinking about selling, now's the time to take a step back and ask. What would my buyer love about my home? And just as importantly, what might turn them off? That's where I come in. I'm here to help you understand exactly what Southport buyers are looking for right now, so we can craft a strategy that gets you the best result.
